Important Tarion Update for Builders
Tarion Introduces Unique Home ID and New Warranty Information Sheets
By Slonee Malhotra
Last month, we shared details about Tarion’s updated Deposit Protection Policy, designed to better inform purchasers of their warranty rights while also helping to prevent illegal home sales.
As a continuation of this effort, Tarion has now announced the implementation of a new Home ID system and Warranty Information Sheets starting July 14th, 2025.
What is the New Home ID?
The Home ID is a unique identifier assigned to each home or unit a builder is approved to sell. This identifier is created via BuilderLink and will be available during either:
- The Qualification for Enrolment (QFE) stage, or
- At the time of Enrolment Confirmation.
Eventually, the Home ID will take the place of the current enrolment number used when enrolling homes in the Tarion warranty program.
Why It Matters
The new Home ID system aims to:
- Enhance consumer protection by making it easier for buyers to verify that their home is enrolled in the warranty program.
- Deter illegal sales of new homes by ensuring every unit sold has a valid, traceable Home ID.
- Streamline builder processes by integrating the ID assignment into BuilderLink and aligning it with warranty enrolment milestones.
What You Need to Do
Builders should ensure that all sales staff and administrators are aware of this change. It’s crucial to:
- Generate and use the Home ID at the appropriate stage of the sales process.
- Provide purchasers with the new Warranty Information Sheet that includes the Home ID. These need to be provided within 30 days of entering the APS.
- Stay up-to-date with Tarion’s new processes by referring to their recently released technical guide, which outlines step-by-step instructions for using BuilderLink and managing Home ID enrolments.
Stay Compliant and Informed
These changes reflect Tarion’s ongoing commitment to transparency and consumer protection. As a builder, your proactive adoption of these updates not only ensures compliance but also builds trust with your purchasers.
